You could be overpaying your taxes without knowing it. Here are proven ways to lower your bill, like homestead exemptions and tax protests.

Is your property tax bill climbing again this year? When you get that new appraisal, it’s easy to wonder if your home really increased in value that much.  Instead of just accepting the higher bill, there are ways to fight back and save big. As a Texas homeowner, here’s how you can manage your taxes and make sure you’re not overpaying.

1. Homestead exemption. If your home is your primary residence, the homestead exemption can lower your taxable value, which could save you hundreds or even thousands each year. However, starting this year, there’s a new rule: Texas homeowners now have to recertify their homestead exemption every five years. Even if you’ve filed in the past, it’s time to check with your county and make sure your exemption is still active. If it drops off and you don’t catch it, you could lose that tax savings without even realizing it.

2. Additional exemptions. Beyond the main homestead exemption, you might qualify for more. These include exemptions for being over 65 years old, a disabled veteran, or having agricultural use on your property. These can be stacked on top of the homestead exemption and lead to even more savings.

"One way to make sure you’re not overpaying is by getting a market analysis. "

3. Protesting your property taxes. Just because the county says your home value went up doesn’t mean they’re right. However, filing a protest can be time-consuming and stressful, especially if you don’t know where to start. That’s why I recommend you ask for help from a professional property tax protest company. Let them do the research, file everything, and even attend the hearing if needed. In our experience, they’ve saved us thousands over the years—and they only charge if they win.

4. Free market analysis. Another way to make sure you’re not overpaying is by getting a market analysis. My friends from Pinnacle Realty Group offer this for free and could give you your home’s real value based on the current market. You might find out your home’s worth more than you thought, or you’ll have solid data to challenge an inflated appraisal. You’ll definitely come away with something valuable.

Property taxes don’t have to be a mystery or a money trap. With the right exemptions, a solid protest plan, and the right team in your corner, you can protect your investment and your wallet.
