Homes aren’t cookie-cutter, and neither is their value. AI could miss upgrades, views, and custom details that drive up your price.

Is AI really enough to sell your home? I’ll be the first to say that I use AI for a lot of things in life, and I think it’s fantastic. In real estate, it definitely has its place. If you live in a neighborhood where most of the homes are very similar, AI can give you a quick valuation. It’s convenient, fast, and a good way to get a general idea of what your property might be worth.

The risk of relying on AI alone. The problem is that AI often overlooks real value. I’ve seen a homeowner get an online estimate of $620,000, but once a realtor walked through, they uncovered $40,000 to $60,000 more because of upgrades. That’s money that would’ve been lost, since AI can’t tell the difference between a remodeled kitchen, a backyard with a view, or a home that hasn’t been updated in years.

Why human expertise matters. Homes aren’t cookie-cutter because upkeep, views, and upgrades all affect the value. This is especially true for luxury properties where custom details matter most. A good realtor knows how to highlight those features and price your home strategically, because in today’s market, there are not enough buyers for every listing. If you price with the group, your home blends in and risks sitting unsold, but smart pricing helps it stand out and actually sell.

The role of a skilled realtor. This is where a realtor brings real value. They look beyond the data, factor in your upgrades, consider the competition, and help you find the sweet spot that gets buyers’ attention. Walking through a home, understanding the local market, and knowing what other homes look like are things AI can’t do.

Yes, AI is a great starting point. It’s useful for quick information, but it won’t give you the final answer. To really sell your home, you need someone who can see what AI can’t.
